What the Fog Between Your Panes Means
Double-pane windows are insulated glass units, or IGUs: two panes sealed around a spacer with dry air or argon gas in between. When you see condensation, haze, or mineral streaks between the panes, the perimeter seal has failed. Outside air and humidity have entered the cavity, and no amount of wiping the inside or outside surface will clear it. The window is not dangerous, but it has lost most of its insulating value.
Why Seals Fail
- Heat cycling. Texas heat makes the air inside the unit expand by day and contract at night. Over years, that pumping action fatigues the seal.
- UV exposure. South and west facing windows degrade fastest because ultraviolet light breaks down sealant.
- Water retention. Frames that hold standing water around the bottom edge keep the seal wet and shorten its life.
- Age. Most IGU seals last 10 to 20 years. If several windows fog around the same time, they were likely installed together.
Your Three Repair Options
1. Defogging (cosmetic fix)
Defogging services drill small holes, flush out moisture, and install vents. It clears the view, but it does not restore the insulating gas or the original seal, and the haze can return. Consider it for windows where appearance matters more than efficiency.
2. Glass-only IGU replacement (the usual best value)
If the frame is in good shape, a glazier can measure and replace just the insulated glass unit. You keep your existing frames and trim, pay far less than a full window replacement, and can upgrade to low-E or argon-filled glass at the same time. This is the right answer for most foggy windows. 3. Full window replacement

Can a failed window seal be repaired?
